NOTICE OF REAL ESTATE MORTGAGE FORECLOSURE SALE

In Circuit Court Third Judicial Circuit

STATE OF SOUTH DAKOTA

COUNTY OF GRANT

DAKOTALAND FEDERAL CREDIT UNION,

Plaintiff,

BARBARA ANDERSON; UNIFUND CCR, LLC; AND GRANT COUNTY, SOUTH DAKOTA,

Defendants

Judgment was entered in favor of Plaintiff and against the Defendants under a Default Judgment and Decree of Foreclosure (“Judgment”) dated December 15, 2025. The Judgment was filed with the Clerk of Courts, Grant County, South Dakota, on December 15, 2025, for the foreclosure of a real estate mortgage.

Notice is hereby given pursuant to said Judgment that:

1. The name of the mortgagor is Barbara Anderson.

2. The amount due and owing as of December 15, 2025, is $108,044.12, including pre-judgment interest, costs, disbursements, and attorneys’ fees. Interest continues to accrue at the rate of $29.60 per day after December 15, 2025.

3. The mortgage was dated July 29, 2024.

4. The property subject to the foreclosure sale is:

Lots 1, 2, 3 and 4, Block 64, City of Milbank, Grant County, South Dakota.

5. The property will be sold subject to redemption as one parcel of land at public auction, subject to easements and restrictions of record, any taxes and assessments owed to Grant County, to the highest bidder for cash by the Sheriff of Grant County at the front door of the Grant County Courthouse in Milbank, South Dakota, on January 30, 2026, at 10:00 a.m. CST.
