A hearing will be held by the Roberts County Planning and Zoning Commission and the Board of Adjustment in the Commissioners’ Room at the Roberts County Courthouse at 8:30 a.m. on Tuesday, July 21, 2026.
To consider a request for a Variance from the Zoning Ordinance.
The request is made by: Chad Huff
For the purpose of: Mr. Huff wishes to build an 18 x 38 ft addition onto the existing 29 x 30 ft garage on the property. The existing garage encroaches on the required 30 ft minimum front yard setback from the road; it is placed approximately 16 ft from the parcel line adjacent to Cameron Beach Rd. Mr. Huff wishes to place the addition to the west/northwest side of the existing garage, toward the property line shared with parcel #1334. The Variance is being sought to reduce the required front yard/road setback so that the addition can be placed in line with the existing garage. The proposed structure would comply with all other setbacks (side yard and back yard/lake). The proposed addition would create a structure with a footprint of 38 x 48 ft, which slightly exceeds the maximum dimensions for garages on lake front lots (36 x 48 ft). Mr. Huff is seeking a separate Conditional Use Permit for the size of the building.
