NOTICE IS HEREBY GIVEN that under and by virtue of a Default Judgment dated June 15, 2023, entered in that action wherein First Bank & Trust, Plaintiff and holder of a certain notes executed by Defendant The James Marshall Hendrix Foundation, and mortgages executed by Defendant The James Marshall Hendrix Foundation, which the first mortgage was dated August 7, 2020, and was recorded in the Office of the Grant County Register of Deeds as Document # 240374 in Book 466 on Page 860 on December 23, 2020, and which the second mortgage was dated September 21, 2020, and was recorded in the Office of the Grant County Register of Deeds as Document # 239783 in Book 464 on Page 203 on September 22, 2020, obtained a Judgment against Defendant, which Judgment was in the amount of $69,149.46 including interest, costs, and fees, I am commanded to sell the real property described as follows:

Lot 18, Block 40, City of Milbank, Grant County, South Dakota.

This sale is made subject to redemption in the manner provided by law and in accordance with the total indebtedness due at the time of such redemption as authorized by law in satisfaction of all of said obligations.

Public notice is hereby given that on Friday, August 25, at 10:00 a.m., on the front steps of the Grant County Courthouse at 222 E. 5th Ave, Milbank, South Dakota, I will, in obedience to such Judgment, sell the above-described properties in the fashion indicated herein, or so much thereof as may be necessary to raise sufficient money to satisfy such Judgment with interest and costs, to the highest and best bidder for cash, lawful money of the United States.
